What Is a VA Loan?

Who VA Loans Are Often a Good Fit For

- Certain surviving spouses of veterans
- Buyers who want to purchase with no down payment
- Buyers who want to avoid monthly mortgage insurance
Down Payment & the VA Funding Fee
VA loans don't require a down payment or monthly mortgage insurance for eligible borrowers. Instead, most VA loans include a one-time funding fee, which for first-time use is 2.15% with no down payment, dropping to 1.5% with at least 5% down, and 1.25% with at least 10% down.
Veterans receiving VA disability compensation, along with certain surviving spouses and Purple Heart recipients, are generally exempt from this fee altogether.
Eligibility & the Certificate of Eligibility (COE)
To use a VA loan, you'll need a Certificate of Eligibility (COE) confirming your service meets VA requirements. We can help you request your COE as part of the process.
Is a VA Loan Right for You?
Every borrower's situation is different. Reviewing your service history, eligibility, and goals together is the best way to know whether a VA loan fits what you're trying to do.
